Your Safe Cert engineer will carry out a detailed Legionella risk assessment that will include a survey of the properties water system. Your Safe Cert engineer is highly qualified in understanding water systems to assess whether your system is likely to create a risk from exposure to Legionella. During the assessment our engineer will identify

Water flow to determine if water is stored or re-circulated as part of the system

Areas that encourage bacteria to multiply

Water temperatures

Infrequent use areas i.e. guest bathrooms

Sources of nutrients i.e. rust, sludge etc

Risks to tenants

Your engineer will provide a digital email certificate for all assessments carried out for your records.


There is all this talk about Legionella but what is it?


‘Legionnaires’ disease is a potentially fatal form of pneumonia caused by the inhalation of small droplets of contaminated water containing Legionella.

Unfortunately in our homes showerheads, taps, pipes fed by our water systems are breeding grounds where Legionella can grow. In your house it is good practice to have your risk assessed especially if you are elderly, have young children or keep in poor health.   Your safety and health is our main priority and an assessment may just be a life saver to you and your family!   However it is good practices in between assessments that will ensure your family and any tenants in residence are free from the risks by simple regular water flushing of your home’s water system.

At All 4 Safety Certs we recommend that you have this assessment if you do not have a combi boiler installed.

If you are an employer of five or more employees we recommend you keep a record of our assessments provided safe in your company paperwork.

Please note that ‘HSE and Local Authority inspectors do not proactively inspect domestic premises or ask for evidence that landlords have undertaken a risk assessment. However, if a tenant were to contract Legionnaires’ disease from the water system in their home, the landlord may be liable to prosecution under HSWA, and would have to demonstrate to a court that they had fulfilled their legal duty, so it is important that they assess and control the risks (see www.hse.gov.uk/press/2010/coi-e-05.htm)
